Major interior and exterior rehabilitation of 37 existing multi-family and senior housing developments throughout the State of Georgia, ranging in size from 10 to 80 units per property. Plans were developed to comply with design standards of the Georgia DCA and US Dept of Rural Development. Coordination with the Owner and Contractor thru an extensive review and approval process by these agencies was required.
Scope of Work includes replacement of mechanical, electrical and plumbing systems; re-roofing; new siding, doors and windows; site improvements to meet accessibility requirements; interior finishes to include flooring, paint, fixtures, lighting, cabinetry, doors. Units were 100% occupied during construction, so careful coordination for moving tenants was required with Owner. Some work was accomplished in a “big push”. The general contractor carefully scheduled trades to replace interior finishes, fixtures and cabinetry within a unit in one day, to avoid displacing tenants for an extended period of time.
